Property Overview

Orlando Fashion Square (The “Property”) is a two-story, 625,000 square foot enclosed mall strategically located between Downtown Orlando and the affluent neighborhood of Baldwin Park. It is a short drive to five hospitals, less than a mile from Orlando Executive Airport, and less than 20 miles from Walt Disney World Resort.

Built in 1973, the Property was part of an open-air center anchored by an enclosed Sears box. PREIT sold the mall in 2013 and several tenants were added by the new ownership. Dillard’s, however, converted its store to a Clearance Center following the closing of Sears and JC Penney. The Property eventually went into foreclosure and subsequent bank ownership.

Situated on 45-acres in a densely populated part of the city, the Property represents an ideal redevelopment opportunity at this site. With the some of the highest household incomes in the state, multiple options make sense on this site, including additional apartment units, entertainment venues, condos, restaurants, health care, retail, and hotel properties. Orlando Fashion Square essentially becomes a blank canvas for developers.
